What areas do you serve?
We manage a wide range of residential and commercial investment properties throughout Chester, Delaware, Montgomery, Bucks, Berks, Lancaster, and Lebanon Counties in Pennsylvania, as well as New Castle County, Delaware.
What types of properties do you manage?
We manage single-family homes, apartment buildings, multi-family properties and commercial spaces throughout Southeastern Pennsylvania & Delaware
Whether you own one rental property or an expanding investment portfolio, we will tailor our management approach to your unique needs and goals.
How do you determine the right rental price?
Pricing a rental property correctly is crucial for minimizing vacancy and maximizing long-term returns.
Our team conducts a detailed rental market analysis that considers comparable rental properties nearby, current market demand, neighborhood trends and more.
How do you market my rental property?
We use a comprehensive marketing strategy that includes capturing professional photos, writing compelling property descriptions and advertising your vacancy on over 15 linked internet sites.
This helps us attract high-quality applicants to reduce vacancy time.
We then handle all in-person showings. While some firms may rely on automated lockboxes, we have a dedicated leasing team that conducts 100% of all property showings in person, helping us vet quality and build initial human relationships.
How do you screen prospective tenants?
Our team follows a consistent screening process that is compliant with all applicable fair housing laws to avoid discrimination.
During the screening process, we review an applicant’s credit history, employment and income, rental history, previous landlord references, background and eviction history.
This thorough screening helps us reduce the likelihood of placing unreliable tenants.
How is rent collected?
Through the online tenant portal, tenants can make their rent payments. This option is convenient and secure, encouraging timely and consistent payments.
We monitor payments and ensure to follow up and enforce lease terms on any outstanding balances.
As an owner, you can enjoy receiving your rental proceeds through direct deposit – without stress or hassle. We’ll also provide you with detailed financial reporting, making it easy for you to track income and expenses.
What happens if a tenant pays late?
Our screening process ensures that we place reliable and financially responsible tenants in your properties.
That said, in the event that rent is overdue, we follow up with the tenants and apply late fees. If payment issues continue, we take further legal action and initiate the legal Pennsylvania eviction process.
How do you handle maintenance requests?
We have a fully staffed, in-house maintenance and remodelling team that’s available 24/7 – every day of the year.
Tenants submit maintenance requests through our online system. Our in-house maintenance team then reviews the request and responds efficiently in a timely manner.
Any emergency maintenance requests are handled immediately to minimize property impact and ensure tenant safety.
How often will I receive updates about my property?
You’ll constantly receive regular updates through your online owner portal. You’ll always be up-to-date on important events, including leasing activity, maintenance issues, inspection findings, significant tenant concerns and financial performance.
Through the portal, you'll also have access to detailed monthly statements that clearly summarize rental income, expenses, and owner distributions.
Do you perform property inspections?
Yes! Our team believes in a “Boots on the Ground” approach. Successful property management doesn’t happen from behind a desk. It happens on-site – so that’s where we are.
Regular inspections help us identify maintenance concerns before they become expensive problems. Inspections also allow us to verify that the tenant is properly maintaining the property.
Depending on the property, we may conduct move-in inspections, routine occupancy inspections and move-out inspections.
All inspection reports include written documentation, photos and recommendations for necessary repairs or preventative maintenance.
What happens if a tenant damages my property?
Normal wear and tear is expected over time, but damage beyond normal wear and tear will have consequences for the tenant.
Following a tenant's move-out, we conduct a detailed inspection to document the property’s condition. If we find excessive damage, we make deductions to the security deposit to recover repair costs.
What financial reports will I receive?
We believe that transparency is essential. That’s why we provide you with detailed financial reporting that includes monthly income and expense statements, maintenance invoices, owner distributions, year-end financial summaries and documentation to assist with tax preparation.
Our reporting provides a clear picture of your property’s financial performance, helping you monitor profitability and plan for future investments.
How do you ensure your team stays compliant and up to date with industry standards?
Our employees undergo extensive training to stay current with industry regulations, best practices and evolving market trends.
