How do I pay rent?
We offer convenient rent payment options, including paying rent electronically through our online portal. This makes paying rent simple and secure, as well as allows you to easily keep track of your payment history.
When is rent due?
Typically, rent is due on the first of the month, but this may vary. Please review your lease agreement.
Your lease will clearly specify your monthly rent amount, due date, acceptable payment methods, and any applicable policies regarding late payments.
We encourage you to set up automatic payments or reminders to ensure you pay your rent on time every month.
What should I do if I’m struggling to pay my rent on time?
If you anticipate difficulty making a payment, please contact our management team as soon as possible. Early communication will help us better understand your situation and determine the appropriate next steps that minimize consequences.
How do I submit a maintenance request?
You can submit maintenance requests through the online tenant portal. When doing so, please clearly describe the issue, and if possible, include photos. This allows our team to quickly review the issue and coordinate the appropriate response.
Thanks to our fully-staffed, in-house maintenance team, maintenance and repairs are usually handled quickly! That said, we prioritize requests based on urgency.
What should I do if I have an emergency maintenance issue?
If there’s an urgent issue – one that could impact your health, safety or cause significant property damage – please contact our emergency maintenance line immediately.
Examples of emergencies may include major water leaks, loss of heat during extreme weather, electrical hazards, significant property damage, broken locks and more.
If the issue is not an emergency, please submit your request using the online tenant portal.
Can I make changes or improvements to my rental home?
We want you to feel comfortable and at home in your property, but you cannot make any significant changes, alterations or improvements without prior written approval.
For example, the following changes may require approval: Painting walls, installing fixtures, making structural changes, replacing flooring, installing appliances and more.
We’re happy to discuss requests.
What happens if I need to move before my lease ends?
If you need to move before your lease expires, please begin by contacting the property management team. Early communication is key.
There may be consequences of breaking your lease early, including early termination fees, responsibility for remaining rent payments or forfeiture of your security deposit.
We will review your lease terms with you and explain your available options and next steps.
Can I have pets in my rental property?
Pet policies vary. Please consult your lease agreement or the property listing.
The homes that do allow pets may have restrictions regarding breed, size and number of pets. They may also have pet-related fees, like a pet deposit.
It’s crucial that you understand the pet policies before bringing a pet into your home. If you need clarity, please don’t hesitate to reach out to our team.
Will you enter the property while I’m renting?
Our team may enter the home to conduct maintenance, inspections, repairs or showings, but we will only ever do so with proper notice.
We may enter without proper notice in the event of an emergency – this is the only exception.
We value your privacy and will always treat you with respect!
What happens during a move-out?
When you decide to move out, you will need to provide proper notice according to your lease agreement.
Our team will provide you with move-out instructions, including expectations for cleaning, returning keys, and preparing the property for inspection.
We will complete a move-out inspection to evaluate the condition of the property. If we identify any damages beyond normal wear and tear, we will make deductions to your security deposit.
How much is the security deposit?
Security deposit amounts may vary, but the maximum we will charge is up to 2 months’ rent.
When will I get my security deposit back?
If you leave the property in good condition and have no outstanding charges, we will return your full security deposit within 30 days of your move-out date.
Should any deductions be necessary, you will receive an itemized list detailing those deductions, along with the remainder of your deposit.
